Offers are collected for real estate complexes intended for tourist and hospitality activities, part of the "Torre dei Calzolari" complex, located in Gubbio in the province of Perugia.
The real estate complex located in the medieval heart of Umbria includes a hotel and a castle. The latter, called Castrum Turris Calzolarium, dates back to the 12th-13th century, built by Frederick Barbarossa and so named as it is a possession of the ancient Art of the Gubbio Shoemakers. Once a small fortress dedicated to the surveillance of the street below, it is now the location of a 4-star hotel, immersed in a centuries-old park of 25,500 sqm where the majestic tri-perforated tower stands out. The whole complex consists of various buildings:
BUILDING A - The castle, with a rectangular plan, is spread over four levels above ground and a belvedere tower. Next to the main building there is an L-shaped three-storey building. The ground floor has numerous entrances and is connected to the upper floors by two stairways, one main and one secondary; it is divided into reception, office, lounge, bar, toilet and entrance. Externally there is a portico and a small church. The church can also be accessed from the public road. A small technical room was built under the church. The first floor is divided into an office, two meeting rooms, a billiard room, a library, a bathroom and two suites. There is a terrace. The second floor is divided into four restaurant rooms, two bathrooms, utility room, hallway, kitchen and bathroom. The third floor houses a large multipurpose room and two bathrooms.
The secondary staircase leads to the roof terrace. The entire building is equipped with an electrical, water and heating system with heaters, air conditioning and a video surveillance system. The kitchen is powered by LPG stored in an underground tank.
BUILDING B - Hotel on three floors above ground and overlooking the castle park. The ground floor, connected to the other floors by a main and a secondary staircase, is divided into a hall, corridor, service bathroom, six bedrooms with private bathroom, a storage room and a room used as a gym. The second floor is divided into eleven rooms with private bathroom, corridor, technical room and service bathroom. All floors have plastered walls and ceilings, terracotta floors and wooden windows. The third floor is divided into nine rooms with private bathroom, corridor, technical room and service bathroom. The bathrooms are all equipped with hydromassage showers. The entire building is equipped with an electrical system, water system, heating system with heaters, air conditioning system and fire prevention system.
A room used as a thermal power plant and pump room was built adjacent to the building, both with independent access from the outside. In the basement there is a room used as a cellar/rustic kitchen with a bathroom.
The state of maintenance of the building can be defined as mediocre.
BUILDING C - Partially underground storage with an area of 54 square meters and intended for tool shed. Internally it is divided into two rooms with an independent entrance from the outside through iron doors. There are water and electricity systems. The state of maintenance of the building can be defined as mediocre.
BUILDING E-F - used partly as a technical room for the swimming pool facilities and partly as women's and men's changing rooms. Each room has an independent entrance from the outside. The technical room has unfinished finishes, while the changing rooms are equipped with ceramic floors and walls. The state of maintenance of the building can be defined as discreet
BUILDING G - Shop located on the first floor of a building of greater consistency. Internally it consists of a single large L-shaped room. Only the electrical system is present. Please note that the electricity supply is not autonomous but connected to the neighboring property. The maintenance status of the property is discreet.
BUILDING H - Warehouse, is an old farmhouse on two floors above ground. The ground floor is divided into three rooms, each with independent access, while the first floor is inaccessible due to the lack of stairs. A small masonry box was built in adherence. The building is unfinished and without systems. The state of repair is poor.
BUILDING I-L - Electric substation and technical room. The electrical substation is made of masonry and has an area of 27 square meters. The technical room with the two water storage tanks were built in a basement building.
In adherence to the technical room, a 10 sqm canopy was built
