The area currently devoid of any intended use, has a regular geometric shape, deriving from the sum of the various cadastral maps involved, has a cadastral area of approximately 210,000 square meters and lay flat.
The area is characterized by the presence of agricultural land intended for parking serving the Fiumicino airport, located in the vicinity, along the SW slope with the Leonardo Da Vinci airport, to the SE with the A91 motorway Rome Fiumicino motorway, to the to the NW with other land and some commercial/craft activities and to the NE with a residential building block that separates the area from the A12 Rome – Civitavecchia artery.
The area is included among the landscape assets referred to in art. 134 lett. b, of Legislative Decree 42/04 as included in the list pursuant to art. 143 letter f) of Legislative Decree 42/04: “national or regional parks and reserves. As well as the external protection territories of the parks ".
The perimeter of the Roman Litorale Reserve, established with D.M. 29.03.1996, includes the area within it, placing it in a type 2 area (less protected).
Law 58/63 "Obstacles Map" in the airport area has established, through specific cartography, a limit to the construction of obstacles and/or heights for new buildings. In the case under examination, the area falls within the flight cone on the axis of runway 2 with a surface having a slope equal to 1/50, which limits the building height in a linear way from a minimum value of 12 m to a maximum value determined with linear increments on the continuation of the runway axis of one meter every fifty metres, therefore starting from the south-west border perpendicular to via Idra from meters 25 to get about 36 meters to the opposite border.
On the basis of the acoustic classification, adopted by the C.C del. 98 dated 25.07.02 the intervention area falls under class IV (Areas of intense anthropization).
