The building was constructed in several phases between the 70s and 80s, with a reinforced concrete structure and tuff brick infill.
The apartments within it all have the same characteristics, with ceramic tile floors, plastered and painted internal walls. Some rooms do not have windows, and the little available light comes from internal openings that receive light from peripheral rooms. The ceilings of the bathrooms in the second-floor apartments are largely covered with condensation.
The two apartments on the second floor show ceilings with large areas stained with humidity due to both infiltration and condensation, making some rooms unhealthy and barely livable.
The apartments are equipped with heating systems, but not all are functional; some have methane boilers, while some apartments are air-conditioned with outdated and inefficient systems.
One apartment on the second floor has a pellet stove that only partially heats the dwelling.
In all units, the gas systems are neither regularized nor inspected. The electrical, water, and sewage systems are connected to the city network.

The building, constructed on parcels 359, 313, and 358, rises on three above-ground floors and consists of six dwellings, two per floor.
On the ground floor, one of the two dwellings is registered as a garage; on the first floor, one apartment is registered, while all others are not registered.
The ground floor apartments have direct access from via Grassano nn. 9 and 13, while the apartments on the first and second floors have access from the common staircase that faces via Grassano 11 and falls on parcel 313.
The building was constructed in several phases using the three parcels connecting them together.
The building is completely illegal; the ground floor was registered on 22-23.1.1974; one apartment on the first floor was registered on 6.11.1981, while the other three apartments are missing.
