Full ownership rights equal to 1/1 on a real estate complex located in the Municipality of Umbertide, Loc. San Bartolomeo dei Fossi, consisting of 4 residential buildings, plus warehouses and land with a total area of 53,008 sqm (including covered and uncovered areas), divided into two bodies, separated by the public road.
This is an agricultural area, accessible from the locality of Preggio via the SP142.
The portion of property where the buildings are located is entirely fenced and accessible through 3 driveways; the remaining part of agricultural land, also fenced, is accessible via a metal driveway gate.
The main building is represented by a residential building raised on two floors above ground, plus an uninhabitable attic, presumably built before 1967.
The ground floor is divided into an entrance, living room, kitchen, pantry, and bathroom; there is also a porch. On the first floor, accessible via a wooden staircase, there are 5 rooms, two bathrooms, and a terrace. Through a hatch located in the small hallway on the first floor, access is gained to an uninhabitable attic. The property was in poor maintenance and conservation conditions; it requires significant renovation work to be made usable again, including maintenance work on the roof as there are evident signs of water infiltration.
Near the main building, there is a second building for residential use, also presumably built before 1967. The basement accommodates rooms used as storage and cellars, plus a small porch, while the ground floor, accessible via both an external and internal staircase, is divided into an entrance, dining-living room, kitchen, hallway, study, two bedrooms, and two bathrooms; there is also a terrace.
The property is in poor maintenance and conservation conditions; it requires significant renovation work to be made usable again, including maintenance work on the roof as there are evident signs of water infiltration.
Adjacent to this last building, there is a basement structure on a single irregularly shaped floor, used as a warehouse/tool shed, with a corrugated metal roof and brick covering, with load-bearing walls mostly made of reinforced concrete and metal fixtures on the exposed fronts. The structure is substantially devoid of systems and finishes.
Almost structurally continuous with these buildings, there is a building under renovation/construction made with reinforced concrete walls for the basement and load-bearing walls of poroton type for the upper floors; internally it is presented in raw condition, with only some partitions on the ground floor. The ground and first floors are intended for residential use while the basement is used as storage.
At the back of the buildings, in the southwest corner of the property, there is a masonry structure used as dog kennels with related metal fences. In the northern part of the property, there are sports facilities, represented by a swimming pool, a tennis court, and a bocce court.
Adjacent to the swimming pool, there is also a building made of masonry, with a flat roof and plastered and painted facades. The building rises on three floors above ground plus a roof terrace. The ground floor hosts storage rooms, changing rooms, and bathrooms; the first floor, accessible via an external staircase, is divided into an entrance, kitchenette, two bedrooms, two bathrooms, and a storage room, and there is also a terrace; the second floor, also accessible via an external staircase leading to the roof terrace, is in raw condition. As for the finishes and systems, the property was in poor maintenance and conservation conditions; it requires significant renovation work to be made usable again.
The swimming pool and the tennis court appeared to be in poor maintenance and conservation conditions. It was not possible to identify the bocce court present in the cadastral maps and in the permits issued by the Municipality of Umbertide as it is now completely covered and rendered unusable by vegetation that has grown over the years.
The surrounding lands of the buildings described above, part of the body located east of the SP142, are mostly occupied by forest, plus spontaneous shrub and herbaceous vegetation.
The lands constituting the body located west of the SP142 are occupied by forest and wooded pasture.

The CTU has verified the correspondence of the state of the places with the cadastral plans, while regarding urban correspondence, the following is highlighted:
- the kennel was built without the necessary permits, therefore it must be removed;
- the structure housing the pumps located along the public road bordering the southern side of the property was built without the necessary permits
- therefore it must be removed;
- the building used as a warehouse is non-compliant with what was authorized with the concession practice no. 177/92, prot. no. 6460 of 22/10/1993; it will be necessary to foresee the restoration of the structure in accordance with the project.
- As for the fences that delimit the property, no authorization was found at the relevant municipal technical offices.
- It is also noted that for none of the buildings was the certificate of habitability found.

The buyer will have to take care and bear the costs of regularizing these discrepancies; the costs for the restoration/removal works.
