Real estate asset at auction consisting of a large building as well as numerous surrounding lands located near the "Passo della Mauria", an alpine pass on the border between the regions of Veneto and Friuli Venezia Giulia. The property is set in a wooded urban context, a short distance from the town of Forni di Sopra, a mountain tourist center that holds a certain importance in both skiing and hiking, especially for Friulian tourism.
The building located at the end of the unpaved road, originally intended for a summer colony, called "Colonia alpina ex O.D.A.", now in a state of abandonment, develops over five levels, with a total gross volume of approximately 20,188.00 cubic meters.
The properties fall within the area:
-Zone G3 — skiable areas in wooded or grassy areas or sparse forest areas or parts of the municipal territory used for alpine skiing activities and those usable for expansion - primarily regulated by art. 38 of the relevant N.T.A.

-Zone Q — for services and facilities of collective interest - Public Green - and in particular "Parking", or parts of the territory intended for works and facilities of collective interest, existing and planned, identified based on the needs of the resident population, the tourist population, and the established activities - within zone G3 skiable areas primarily regulated by articles 37 bis and 55 of the relevant N.T.A.
-Zone E2 — agricultural forestry in wooded areas, or parts of the municipal territory intended or recoverable for forestry production primarily regulated by articles 24, 25, 26, 27, and 29 of the relevant N.T.A.
-Zone E4 — agricultural in scenic agricultural areas, or parts of the municipal territory in the valley floor where most of the forage necessary for the livestock sector is harvested and which have significant scenic values - primarily regulated by articles 24, 25, 26, 27, and 31 of the relevant N.T.A.
-river protection zone (Legislative Decree No. 42/2004)
-pedestrian traffic regulated primarily by art. 53 of the relevant N.T.A.
-road protection zone regulated primarily by art. 70 of the relevant N.T.A.
With reference to the "Hydrogeological Arrangement Plan for the river basins of the Isonzo, Tagliamento, Piave, and Brenta-Bacchiglione (PAI — 4 basins) and corresponding safeguarding measures" this lot falls within:
-"River Pertinence Area"
-"Medium geological hazard P2"
From the project sheet of Variation No. 42 of the P.R.G. of which an excerpt is attached, it emerges that through a public-private agreement with the Municipality and the Friuli Venezia Giulia Region, there is the possibility of creating a ski lift.
