AT AUCTION two commercial properties in Foggia

The real estate complex is located in Foggia, in a peripheral area, on Viale Fortore on the outer side of the Villaggio Artigiani.

It consists of two dilapidated buildings of about 239 sqm, located on the North-West edge of an uncovered area of about 1625 sqm.

The entire property is enclosed by a masonry fence.

Originally, access was from the entrance of Via Tratturo Castiglione, near Viale Fortore, but the entrance has been bricked up.

To access the complex, one must cross the courtyard of parcel 503 registered to third parties through a metal gate.

Originally, the property was singular and the internal entrance was used (the internal access is indicated on the cadastral plan), but with the change of ownership of only parcel 503, the internal access was not closed to restore the one on the street.

To make the parcel independent, the access on Via Tratturo Castiglione should be restored.

The real estate unit consists of two buildings on the ground floor in poor condition; the building on parcel 523 has an asbestos ceiling.

The premises have been closed for years and the finishes are poor, with peeling plaster, falling false ceilings, some water infiltrations, and the metal fixtures partially blocked.

The floors are covered with cement screed, and all fixtures are metal.

The walls are plastered and painted but need complete restoration.

The building on parcel 522 is divided into three rooms with a tiny WC.

The building on parcel 523 was divided into several rooms but is now a single space.

The electrical, water, and sewage systems require total renovation, as disuse has certainly damaged them.

The courtyard for exclusive use, fully fenced, has a dirt floor covered with gravel.

It should be noted that the cadastral plan shows two small service rooms that were on parcel 523 (originally used as a LPG cylinder storage), which no longer exist. The suppression has not been recorded.

The buildings measure a total of 239 sqm, while the uncovered area measures 1625 sqm (valued at 1/10) for a total commercial area of 401.5 sqm.
