BRIEF DESCRIPTION OF THE PROPERTY:
Full ownership for the share of 1000/1000 of the mini-apartment located in Canosa di Puglia (BT) - via Doge Antonio Grimani nn.6-8, ground floor-1. The mini-apartment is spread over two levels of a building constructed before 1967 in the historic center of Canosa di Puglia. Each level has independent access from the public road: the ground floor is accessible at number 6 via Doge Grimani, while the first floor is accessible at number 8 of the same street. Its load-bearing masonry structure is made of compact limestone, with barrel vaults. The ground floor consists of two rooms (a main room and an accessory room), plus services (a bathroom with air intake located inside the main room and a small blind technical room at the back of the accessory room), for an internal usable area of 55 sqm. It borders Via Grimani, with the property described below, and with another property. The first floor consists of a single main room with a French door and a small balcony, for an internal usable area of 26 sqm. The roof is accessed from the first floor via a ladder. Although the real estate unit has been the subject of a recent real estate merger and despite the vaulted structure of the ground floor being prepared for an internal connection with the first floor, the rooms are in fact separated by a partition wall built on the ground floor near the stairs. The main facade on via Grimani is in a state of advanced superficial degradation. The plaster, dated and partially compromised, has come off in several places, exposing the underlying masonry support. The rooms on the ground floor are in a rustic state, lacking essential finishes. The vaults are made with exposed stone blocks and have a good masonry texture. The floors are made with ceramic tiles laid at 45 degrees and are partially disconnected. The only French door to the balcony consists of an old iron and glass frame. The staircase connecting the ground floor to the first floor is in fair condition. The walls are plastered and/or covered with ceramic tiles. The risers of the steps are covered with ceramic tiles and the treads with local stone slabs. A significant reduction in the width of the first steps is noted, well below the legal minimums, to allow the connection with the rooms on the ground floor.
