Complex of industrial buildings intended for milling activities, located close to the city center, about 5 km from the entrance of the A35.
The complex has a total commercial area of approximately 6,415 sqm.
The current configuration of the industrial complex is the result of expansions and transformations of the original plant of older construction.
Next to the more recent two-story office building built as a single body of factory, there is a U-shaped building that houses in the side wings the silos for grains and flours, and on the more extensive, multi-story side, the wheat milling plants. In a separate body, there is a workshop.
The grain storage silos are located inside a special reinforced concrete building constructed at different times. It has a vertical development with the function of a warehouse for bulk products, divided into compartments (cells or silos). Inside, there are the grain pre-cleaning systems, loading and unloading systems for the cells.
The milling plant consists of machinery for cleaning, milling wheat, and transport systems for grain and flour, arranged on 4 levels in the multi-story buildings. In summary, there are 12 roller mills, 4 semolina machines, and 4 plansifters, a series of
sieves and separators for cleaning wheat and refining flours. The plant is semi-automatic and has a production capacity of approximately 10 Ton/h, equivalent to 200 - 220 Ton/day.
Present are:
-20 steel silos for flour storage, arranged on a supporting structure in reinforced concrete and steel beams placed inside a building, fed from above and can discharge flour directly into the trucks' tanks.
-5 steel silos, fed from above and can discharge by-products directly into the trucks' tanks.
A fire-fighting system is present, consisting of a network connected to the municipal aqueduct, which
provides water to the hydrants and sprinkler systems located in some rooms. It is worth noting that the CPI Certificate was renewed in 2023 and will expire in 2025.

Please note the presence of lease contracts in favor of telecommunications companies active on some portions of properties identified as follows:
- portion of building of 11 sqm of parcel 394 - Duration: from 01/05/2018 to 30/04/2024 tacitly renewed for 6 years and so on - Rent: € 7,500.00 per year + VAT
- portion of building of 10 sqm of parcel 394 - Duration: 6 years starting from the date of signing and tacitly renewed for 6 years - Rent: € 7,000.00 per year + VAT
- portion of building of 10 sqm of parcel 394 - Duration: 6 years starting from the date of installation of the systems and tacitly renewed for 6 years and so on - Rent: € 4,000.00 per year + VAT
It is also noted that the lease contracts will remain with the Ownership and the Tenant of the production activity has been informed of the obligations arising from the contracts with the telecommunications companies.
