The second residential unit, with access directly in front as one descends the stairs, consists of a kitchen, three bedrooms, bathroom, hallway, and two balconies, one to the west and the other to the east of the building, with a total usable area of about 105 sqm (in addition to the balconies totaling 24 sqm); it borders to the north, south, and east with an external area, and to the west with an external area and subsequently with via F. Barbato, unless otherwise stated. It is recorded in the Land Registry of the Municipality of Arzano on sheet 1, parcel 655, sub. 2, category A/7, class 1, consisting of 6.5 rooms, income € 637.82. The described state of the places does not correspond to the cadastral consistency due to planimetric discrepancies for different internal distribution, division into two residential units, and graphical difference of the building's shape.
For the building hosting the property subject to appraisal, as per checks carried out by the expert appraiser, it appears that a request for Building Regularization was submitted pursuant to the former Law 724 of 23.12.1994, prot. no. 4044 of 28.02.1995 practice no. 409, requesting the regularization of a building for residential use made of reinforced concrete and brick-concrete floors, consisting of two floors, one of which is located at the basement level.
