Full and exclusive ownership of an apartment part of the building called "Parco Fortuna".
The apartment, identified with the internal number 4, is located on the first floor of staircase A and consists of entrance, living room-kitchen, corridor-hallway, two bathrooms, three bedrooms, and balconies.

Pursuant to Law 47/85 and subsequent amendments and integrations, the expert appraiser reports that:
- the building to which the apartment for sale belongs was built with building permits no. 211/90, no. 212/90, and 213/90, to which the current state of the premises is not compliant regarding a different distribution of the internal spaces (non-compliances can be remedied upon submission of regularization CILA. Specific reference is made to the appraisal report on file, question no. 6);
- the entire building complex called "Parco Fortuna" falls within the "territorial homogeneous zone C Residential expansion" of the urban planning tool in force at the time of the appraisal;
- the energy certification and occupancy declaration are missing;
- there is no demolition order for the property;
- the state of the premises is consistent with the cadastral consistency while it is not possible to verify the conformity with the cadastral planimetry as it is not readable (specific reference is made to the appraisal report on file, question no. 3).
