The property is put up for sale for the right of Ownership (1/1) and has a Cadastre consistency of 7 rooms.
The property in question is inserted in a residential complex with multiple staircases, with a fenced courtyard with a parking space. The apartment is in good maintenance condition. The property for sale is different from the current state of the premises and a portion of it is connected to another property with entrance from the staircase (B) of the same building complex used as a free housing without a contract to others.
Part of the surface has been merged with the adjacent apartment that has an entrance from the staircase (B) of the same building complex, in the Cadastre: Fg. 7, Part.604, Sub. 52. The cadastral variation is not reflected in the property registers. The surface transferred to the adjacent apartment is about 50.00 sqm consisting of two rooms, a bathroom, and a portion of balconies. To carry it out, a partition in the corridor has been moved.
The residual apartment, Sub. 53, has been modified in the partitions and with the creation of a bathroom obtained by reducing the kitchen space. To restore the state of the premises, it will be necessary to submit a Building Practice to the Technical Office of the Municipality in order to carry out the necessary construction works to reunite the original apartment. The operation is simple as it will be sufficient to restore the corridor partition to its original state by restoring walls, plaster, and paintings, carrying out the electrical system adaptation and restoring the continuity of the balconies, leaving the current plan of Sub. 53 unchanged.
The cost for the execution of these works is estimated at € 8,000.00 including VAT. For the Technical Practice and the Cadastral Variation, a total fee of € 2,000.00 is estimated. There is no attestation of energy performance and declaration of compliance of the systems.
