    Descrizione (IT)L’opificio in asta fa parte di un complesso industriale di maggiore consistenza denominato consorzio industriale Fabi (ex ILFEM Sud) ubicato nella zona industriale/artigianale, distante circa 2,00 km dalla zona urbana della città di Frosinone, circa 1,00 Km dall'Aeroporto militare "Girolamo Moscardini" e circa 2,00 km dal più vicino casello autostradale (A1) di Frosinone. La porzione in oggetto è costituita da un unico ambiente di forma pressoché rettangolare per una superficie di 453 mq. Ha altezza di 12,50 metri. È presente un piazzale esterno recintato di 2.300 mq. Strutturalmente lo stabile è costituito da struttura in telai di acciaio con soprastante copertura in pannelli di eternit e plexiglas, pavimentazione in calcestruzzo industriale, infissi in metallo, tamponature per mezza altezza in blocchi in cls e per la parte rimanente in eternit. La cabina elettrica è attualmente in gestione alla E-Distribuzione ed è a servizio anche di altri manufatti non presenti in asta, è stata costituita una servitù di elettrodotto tra la società in liquidazione ed Enel Distribuzione SPA con scrittura privata Registrata a Frosinone il  4/08/2008 al n,. 6562 S. 1T. La servitù ha durata illimitata "per tutto il tempo in cui la società ENEL Spa avrà necessità di esercire nei locali le condutture elettriche. Cessando l'uso, per il quale è stata concessa la servitù, i locali ritorneranno gratuitamente nella piena disponibilità della parte concedente o suoi aventi causa". L'immobile non risulta regolare per la legge n° 47/1985. L'immobile risulta occupato da Terzi in assenza di titolo. A favore dell'immobile oggetto della presente ed a carico del bene distinto in catasto al foglio 25 mappale 600 sub 161 (ex sub 10) esiste una servitù di passaggio carrabile con qualsiasi mezzo che, correndo verso il perimetro del capannone raggiunge l'unità immobiliare. Industrial property up for auction in Frosinone, Via della Dogana snc

The factory up for auction is part of a larger industrial complex called the Fabi industrial consortium (formerly ILFEM Sud) located in the industrial/craft area, about 2.00 km from the urban area of the city of Frosinone, approximately 1.00 km from the military airport "Girolamo Moscardini" and about 2.00 km from the nearest motorway exit (A1) of Frosinone.
The portion in question consists of a single rectangular-shaped room with an area of 453 sqm. It has a height of 12.50 meters.
There is an external fenced yard of 2,300 sqm.
Structurally, the building consists of a steel frame structure with a roof made of asbestos panels and plexiglass, industrial concrete flooring, metal fixtures, half-height walls made of concrete blocks, and the remaining part in asbestos.
The electrical cabin is currently managed by E-Distribuzione and also serves other buildings not included in the auction; an easement for the power line has been established between the liquidating company and Enel Distribuzione SPA with a registered private deed in Frosinone on 04/08/2008 at no. 6562 S. 1T. The easement has an unlimited duration "for as long as the ENEL Spa company needs to operate the electrical conduits in the premises. Upon cessation of use for which the easement was granted, the premises will return free of charge to the full availability of the grantor or their successors".
The property is not compliant with law no. 47/1985.
The property is occupied by third parties without title.

In favor of the property in question and against the property registered in the land registry at sheet 25 parcel 600 sub 161 (formerly sub 10), there is an easement for vehicular passage with any means, which runs towards the perimeter of the warehouse reaching the real estate unit. The easement was established in the deed by notary D. Pastorino Rep. 9136/401 of 30/12/1987.

The properties are registered in the Land Registry of the Municipality of Frosinone at Sheet 25:
