The industrial property consists of:
- Parcel 671, Urban area serving the industrial complex where, in the southern part, the pedestrian and vehicular access from Via Armando Diaz is located at civic numbers 27 and 29 for all buildings and areas of the former industrial complex
- Sub 731, urban area on which several buildings directly serving the industrial properties were located, such as the two steam boiler plants, the power plant, the methane gas cabin, numerous silos, and the electrical cabin, all completely demolished with total removal of the connected systems; therefore, the property today only represents the yards from which access to the warehouses is granted, many of which are of other ownership;
- Sub 735, industrial building arranged on a single level with a commercial area of 5,541 sqm; the production area is approximately 4,750 sqm with an average height of 5.00 m, plus 400 sqm for the service and changing rooms, in a basement approximately -0.90 m from the yard level, with an internal height of 2.50 m and 640 sqm for the canteen, kitchen, visiting room, and storage on the first floor with a height of 2.70 m, where the floating floor is not present; on the first floor, there is a semicircular light well and a connecting staircase to the ground floor, also circular in shape.
- Parcel 197, urban area with a surface of 2,240 sqm, Urban area serving the industrial complex of which 1,950 sqm are counted as permeable green areas within the plant and the remaining 290 sqm, outside the fence, designated for parking.

Undivided portions of the building arranged on two non-communicating levels from the inside through a lift shaft, now out of use, protected by a large canopy facing parcel 646 of sheet 8; it develops a total area of 2,330 sqm plus the canopy of 320 sqm and the lift shaft of 30.00 sqm. The structure was built in reinforced concrete with mixed cast-in-place floors and plastered masonry perimeter walls. On the ground floor, the floors are in porcelain stoneware and the fixtures, there are no rooms for sanitary services. Part of the ground floor was intended as a portico for communication with the adjacent property; it is currently closed by garage doors, resulting in a closed volume not compliant with building titles; the declared internal height is 3.60 m. On the first floor, part of the structure is in reinforced concrete and part with steel columns and beams; the floors are mainly in concrete screed, with some rooms finished with ceramic tile flooring; there is a suspended ceiling in sheet metal, partially removed and partially detaching; there is a room with three bathrooms and a related anteroom; the declared internal height is 3.00 m under the beam. The external courtyard of 2,700 sqm is partially paved with porphyry blocks or colored concrete and partially designated as private green, with access from both Via Diaz 27/29, through the serving lands of the same ownership, located at a lower level of about 4.0 m compared to the main part of the former industrial plant.
The eastern side is steeply sloped and there are two external connecting stairs. Inside the area, there is a small building designated as a technical room (pump) with a cadastral height indicated as 2.00 m, in poor condition.

Sub 711 - Building arranged on three levels, with a commercial surface of 1,924.00 sqm, entirely with a steel structure with exposed brick perimeter walls and ribbon windows, in generally poor condition
Sub 712 - Building with a canopy arranged on a single level, with a commercial surface of 765.70 sqm, with access from Via Diaz 27/29 through the lands. The building is constructed with a steel structure and vertical infill mainly made of unplastered concrete blocks on reinforced concrete supporting beams. The property is devoid of systems and connections to the supply networks of the managing entities (water, electricity, gas, telephone). The property has no external appurtenances.
Sub 715 - Partially demolished building on a single above-ground floor, with a covered area of about 490 sqm, mainly composed of three storage rooms and a large canopy for mechanical workshop with a small room closed on 4 sides with an access door; for the building, a height of 4.80 m has been declared.
The area belonging to the former industrial complex is partly flat compared to the former industrial plant and partly at a lower level of about 6.80 m with access from Via Diaz via a vehicular ramp protected by a stone retaining wall in insufficient condition.
Much of the surface is not flat and there are several sloped areas for the connection with the levels of the adjacent areas.
At the northeast boundary, there is a vehicular access from Via Pirandello, located inside the building referred to in body 10/C, whose internal level is about 90 cm below the road level. The area presents numerous critical issues including the deposit of a significant quantity of waste located on the northern boundary, the presence of tanks with oil and diesel at the eastern boundary; tanks for the collection of rainwater coming from much of the former industrial plant, unverified.
