The store for auction is located close to Via Flaminia, just 600 meters from the Torrette Hospital in Ancona and the Polytechnic University of Marche, Faculty of Medicine and Surgery.
The store has a surface area of 257 sqm and is developed over three floors.
Access is directly from the public road, and internally on the ground floor, it is divided into an entrance hall that leads to two other rooms, which communicate directly with two premises that have been built close to the railway line.
The first floor is accessed internally and is divided into 5 rooms plus accessories.
Access to the basement was not possible.
There are discrepancies in cadastral and urban planning.
It should be noted that a portion of the property (the one adjacent to the railway) is built on land owned by Ferservizi Spa, for which a lease agreement was signed for the portion of land on which the extension stands. Following the validation of the eviction for non-payment of rent, the lease was terminated due to the serious default of the bankrupt company, which, having committed to return the property in its original state, was condemned to demolish it at its own expense by judgment no. 1376/2021 of 02/11/2021, RG no. 2331/2021, within 90 days of notification of the provision.
The demolition has not been carried out, so it will remain the responsibility and expense of the buyer.
It should be noted that during the investigation phase regarding the issuance of Building Permit no. 103 of 1981 and concerning another unit subject to appraisal, the municipal office notes that the property is located on an area designated for road use (art. 18 of the NTA of the PRG in force at the time) and intended for recovery area.
