Property for artisanal use, built in several successive phases, which is located on the western outskirts of the town center of Brescia, in the Milan area, adhering to the link road that connects the "Tangenziale Ovest" to Via Rose and the Freccia Rossa Shopping Centre.
The property develops almost entirely on the ground floor and is composed of a warehouse with a mixed structure and a vaulted roof (externally covered in eternit) and a masonry building, with a flat roof in prefabricated concrete panels alternating with plexiglass sheets.
The southern part consists of a car parking courtyard, 2 color/ovens for cars and adjacent spaces covered with sheet metal and with a support structure in exposed iron profiles.
The central part of the courtyard is characterized by the presence of a covered surface, with a structure in exposed iron profiles, used for parking the cars being worked on.
On the first floor, which is accessed via an external metal staircase, there are the offices which are currently essentially unused.

According to the changes made to the PGT, the body shop activity will no longer be able to be carried out in the property.

TECHNICAL RULES FOR THE IMPLEMENTATION OF THE PGT IN FORCE OF BRESCIA
• Art. 85. Areas of landscape-environmental value The PR identifies the "Areas of landscape-environmental value" pursuant to art. 10 letter c.) point 2, of the Regional Law. n.12/2005.
• c. Environmental protection and mitigation areas (classification of the area where the building is located)
As regards the existing buildings, the main intended use is agricultural.
"Services and equipment" (S) (with the exclusion of technological services), "Management activities", "Residences", Accommodation activities, Craft service activities (excluding vehicle repairs), and Production activities of intangible goods are permitted. "Manufacturing, Logistics Activities" and Commercial Activities are excluded

• Art. 86. Special provisions for the Local Park of Supra-municipal Interest (PLIS) of the Hills and its extension to the Mella - In the safeguard areas within the perimeter of the Local Park of Supra-municipal Interest of the Hills of Brescia recognized by resolution of the Provincial Council dated 22 November 2002 n. 547 objectives of safeguarding and enhancing natural environments and enhancing agriculture are pursued. In this sense, the reactivation of agricultural and silvicultural practices is promoted.


The sale includes movable assets present inside the property for a residual value of € 5,000.00. These assets consist of 2 painting booths, 2 lifting bridges and office furniture.

It should also be noted that with regard to the discrepancies found on the property and indicated in the appraisal, the Municipality in the Building Commission will decide on the demolition, or on the application of the sanction, estimated by the expert and already deducted from the sale price (page 70 of appraisal).
