TANGIBLE ASSETS
1) BUILDINGS:
Industrial/craft complex located a few km from the industrial area of Trestina in the direction of Morra, consisting of various buildings built in different eras in which wood is transformed into raw material (in strips of a few centimeters thick called "frize") for the creation of products consisting of parquet of various types, both solid and pre-finished. The entire compendium is spread over a cadastral area of approximately 45,000 square meters and is made up of various buildings, built in different eras, each dedicated to a specific working and production phase of the entire process.
A: OFFICE BUILDING
Intended both for the management of the company and for the "exhibition-sale" of products and is spread over three floors above ground:
- Ground floor: intended for exhibition, offices, services, archives, garage, technical room for the boiler and air handling unit;
- First floor: for offices and services with partitions partly made with prefabricated glass walls;
- Second floor: for offices, services and data processing center; there is also a paving for the entire residual surface of the property.
B-C: PREFINED WORKSHOP
The current shed, intended for the processing of finished products, is the union of two pre-existing buildings that have been connected with a subsequent prefabricated structure. The painting department is located inside the laboratory and is separated from the other working areas.
D: PROCESSING DEPARTMENTS
The building consists of 2 individual constructions ("Da" and "Db") built in adherence to each other. The two structures are still separated today by virtue of the different use to which they are intended and connected by the central portion used as a warehouse common to the two departments. The "Da" building (Massello Department) has been divided into a free area, without machinery intended for the storage of the material for an area of about 1/3 of the entire property while the remaining portion is intended for production. Inside the building there is a substructure intended for offices and a custom parquet laboratory.
The building "Db" (Lamelle Department) has a small box of a few square meters inside it, intended for office.
E-F: WAREHOUSE, DRYERS, WORKSHOP, OFFICES AND SERVICES
The building is composed of the original central body and the appendices subsequently made. Dryer warehouse - Workshop and battens: the rooms used as offices and changing rooms are equipped with all heating systems and for the production of hot water, as well as electricity. The other areas are now used for marginal and storage activities and are equipped with an electrical system but not a heating system.
G: BUILDINGS FOR TECHNOLOGICAL PLANTS
The building consists of several independent rooms with direct access from the outside. The rooms are intended for the thermal power plant, air compressor room, battery recharging room for electric forklifts, electrical cabin and transformer rooms.
H-H ': SAMPLES LABORATORY AND PAINT DEPOSIT
Sample laboratory: building with a single floor above ground intended for the realization of the samples, it is equipped with toilets, hot water, heating system, electrical system for lighting and f.m. and compressed air. Paint depot: used as a material warehouse, it is not equipped with systems.
I-L: AUTOMATIC WAREHOUSE AND PICKING
The two buildings are in fact connected in the underground part, despite having different heights; the building intended for the warehouse, in the above ground part is made up of the structure of the warehouse machinery itself and therefore is not considered as a real building but as an industrial equipment. Automatic warehouse: used as a warehouse, mainly for finished products and partly for semi-finished products, all the above ground part is in fact constituted by the load-bearing structure of the large racks on which the sandwich roofing panels are placed directly and the lateral infill panels are fixed . The structure is developed in a single building with a surface area of approximately 1,267 square meters for an internal useful height of approximately 25 meters (approximately 19 meters above ground) and the capacity of the warehouse is 7,072 load units per pallet of maximum weight. of 13 quintals / each. The construction, from an urban planning point of view, is not a building, was built in derogation of the maximum height allowed by the current PRG equal to 10 m. Picking / shipping building: the building consisting of two floors, one of which is completely underground, has significant architectural features. The ground floor is used for picking where there are therefore "bays" of entry and exit to the automatic warehouse, packaging area, shipping area with two mechanized ramps at the loading doors for means of transport for shipments; There is also a small office with related services.
R-7: ELECTRIC CABIN AND PARKING T-U-V: DRYERS
These structures are in fact simple "machinery" for use in the industrial complex: there are in fact no "load-bearing structures" that are distinct from the machinery or that contain it.
X: TECHNICAL ROOM
The building, used as a technological room, is a small building made of brick masonry with a paneled roof equipped with only the electrical system. The building was built illegally but can be remedied.
Y: SILOS
The silos is made with a metal structure and is intended for the storage of virgin or untreated wood shavings and sawdust produced in the various working phases and transported by the suction system.
Z: THERMAL CENTRAL
The central heating room is a small building made of brick masonry with a paneled roof. Inside there is the "clean" sawdust boiler which is still functioning today: the boiler is subsequently also connected to the more recent thermal power plant.
LANDS
The land forming part of the real estate complex has a total gross cadastral area including the covered area of the buildings) equal to square meters. 45,345. The entire industrial complex is fenced and equipped with both vehicular and pedestrian accesses on both main roads.

The entire movable and real estate compendium is currently granted in custody and maintenance in efficiency with a deed authenticated by the notary Enzo Paolucci of Perugia on 5.7.2016 rep. 120812, and subject to the consent of the procedural bodies, extended with expiry to 31.12.2023. Upon the award, the liquidator will withdraw from the contract with the obligation to release it by the contractor within sixty days of the communication.
