Deposit
The present auction is subject to a deposit of

Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 14 novies, comma 3, Law 3/2012 once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
It is noted the possibility of presenting an improved offer that is at least 10% higher than the hammer price within 10 days of the provisional award with reopening of the tender between the provisional successful bidder and the new bidder
Property transfer
The signing of the deed of transfer of the assets will take place at the Notary designated by the liquidator of the liquidation procedures of the owners' assets
Payment deadline
Awarded lots have to be paid in full within 120 days from the final awarding, which will occur after 20 days from the provisional award without anyone presenting better offers or, if they are presented, at the conclusion of the auction between the provisional successful bidder and the new bidder.
Buyer's premium due has to be paid within 10 days from final awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 120 days from the final awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of improved offers received within the stipulated time.
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
On the bottom there is an easement from an underground pipeline that crosses the property in the western area of the complex.
The funds fall within the Park and Nature Reserve area and in the Naturalistic Area of the Regional level pursuant to art. 33 and 19 N.d.A of the PTRC in force.
It should be noted that the properties are burdened with mortgages, easements and other encumbrances as better indicated in the specific attachment.
The property is currently occupied, the order to release the property from the date of the sale is already present in the opening decree of the asset liquidation procedures.
