Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 30 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 30 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
El área donde se encuentra el complejo edilicio en cuestión cae completamente en la zona E – Subzona E2, zona agrícola extensiva de la V.P.R.G. municipal para la tierra firme. Para los cinco edificios presentes indicados con las letras A, B, C, D, F, solo se permiten intervenciones de tipo conservador.
La destinación urbanística del conjunto en cuestión está determinada por el P.R.G. – Variante para la Tierra Firme aprobado con la Resolución de GRV n.3905 03.12.2004 y la posterior Resolución de GRV n. 2141 del 29.07.2008, como "Zona Territorial homogénea de tipo E, de producción agrícola – Subzona E2.1 en zona urbanizada en ámbito agrícola de la bonificación".
Los edificios existentes en la parcela 308 están clasificados como: "edificio con tipo de intervención conservadora codificado 2 – Restauración Conservadora" regulado por los artículos 63-65.
Por "restauración conservadora" se entiende el conjunto de operaciones destinadas a conservar los elementos constitutivos principales del organismo edilicio y en particular todos los elementos de carácter morfológico, volumétrico y arquitectónico que se relacionan sin falsificaciones con la cultura compositiva y constructiva de la tradición a la que pertenece dicho organismo.
Además de lo permitido por la "Restauración", en la "Restauración conservadora" también se permite una reorganización y recomposición de las tipologías individuales, respetando lo previsto en el anterior párrafo 65.2. También se permite un aumento máximo de la Superficie existente no superior al 15% de la existente, hasta un máximo de 25 m².
Existen discrepancias catastrales.
