Deposit
The present gathering is subject to a mandatory deposit of 10% of price offered.
Deposit has to be paid in one of the following ways:

Participation Rules:
Participation in this sale is regulated by the conditions set out in the attached Sale Notice which the user is required to consult.
Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding.
Buyer's premium due has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT on Lot:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Η περιοχή εμπίπτει στα τοπία που προστατεύονται σύμφωνα με το άρθρο 134 παράγραφος β, του Π.Δ. 42/04 επειδή περιλαμβάνεται στη λίστα του άρθρου 143 παράγραφος φ) του Π.Δ. 42/04: "τα πάρκα και οι εθνικοί ή περιφερειακοί καταφύγια. Καθώς και τα εξωτερικά περίχωρα των πάρκων".
Το περίγραμμα της Περιοχής Προστασίας της Ρωμαϊκής Ακτής, που ιδρύθηκε με Υ.Α. 29.03.1996, περιλαμβάνει εντός του την περιοχή, τοποθετώντας τη σε ζώνη τύπου 2 (μικρότερη προστασία).
Ο νόμος 58/63 "Χάρτης Εμποδίων" στα περίχωρα των αεροδρομίων έχει καθορίσει, με ειδικούς χάρτες, περιορισμούς στις κατασκευές εμποδίων και/ή στα ύψη για τα νέα κτίρια. Στη συγκεκριμένη περίπτωση, η περιοχή εμπίπτει εντός του κώνου πτήσης στον άξονα του διαδρόμου αρ.2 με επιφάνεια που έχει κλίση 1/50, που περιορίζει το ύψος κατασκευής γραμμικά από ένα ελάχιστο ύψος των 12 μέτρων έως ένα μέγιστο ύψος που καθορίζεται με γραμμικές αυξήσεις κάθε πενήντα μέτρα στη συνέχεια του άξονα του διαδρόμου, ξεκινώντας από τα νοτιοδυτικά σύνορα κάθετα στην οδό Idra σε μήκος 25 μέτρων για να φτάσει περίπου στα 36 μέτρα στα αντίθετα σύνορα.
Βάσει της ακουστικής κατηγοριοποίησης, όπως καθορίστηκε από το Κ.Κ. της απόφ. αρ. 98 της 25.07.02, η περιοχή επέμβασης ανήκει στην κατηγορία IV (Περιοχές με έντονη ανθρώπινη δραστηριότητα).
