Lots Availability
 
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.

Payment deadline
 
Awarded lots have to be paid in full within 90 days from date set for property transfer.

Buyer's premium due has to be paid within 10 days from awarding.

Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from date set for property transfer.

The properties do not have an Energy Performance Certificate, therefore the costs for issuing them will also be borne on buyer's expenses.


Buyer's Premium
 
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law). 
 
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
 
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.


VAT: 
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)


In case of insurgency of  any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website  translated in different languages, it will be applied the Italian language version of such texts

Con un contrato firmado con escritura privada el 6/6/2018 con firmas autenticadas por la Dra. D'Andrea Maria Elisa, rep. n. 15398 racc. 10056, la entonces "F.LLI PIERANTOZZI S.R.L." había arrendado el "ramo" por un período de seis años, del 15/06/2018 al 31/12/2024. El canon, durante el procedimiento, a solicitud del arrendatario, fue reducido, mediante resolución del Juez Delegado del 25/11/2020, a 105.000 euros. El artículo 3 del contrato de arrendamiento prevé la renovación tácita al vencimiento por otros seis años, salvo notificación de cancelación a través de carta certificada con acuse de recibo doce meses antes del vencimiento. El curador, con comunicación del 8 de noviembre de 2023, ha procedido a cancelar el contrato, por lo que, a partir del 1 de enero de 2025, el "ramo" volverá a estar disponible para el procedimiento y sus causahabientes. El lote incluye los bienes muebles presentes en el interior, valorados según la tasación adjunta El edificio fue construido con las siguientes autorizaciones: - Permiso de Construcción: n. 194 del 07/12/2004 - expediente de construcción n. 1534/C - Habitabilidad: certificado n. 55/2007 expediente de construcción n. 1534/C - Permiso de Construcción n. 97/2007 del 06/07/2007 para la transformación del piso cuarto-buhardilla en superficie habitable L.R. 11.J 5/04 del 26/04/2004 ss.mm.ii); y habitabilidad complementaria asumida en el protocolo del Municipio de Tortoreto el 02/04/2008 al prot. 7886.
