Lots Availability
The buyer will be responsible for notary fees, legal taxes and all expenses relating to the sale, whether fiscal or otherwise. Communication regarding the exact amount of the charges and their correct specification will be made by the Principal as soon as possible.
Payment deadline
Awarded lots must be paid in full in the notarial deed which will take place within 90 days from awarding.
Buyer's premium due has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from awarding.
Buyer's Premium:
A percentage of 2,50% charge + VAT will be added to the price of each awarded lot.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts

Zrealizowany projekt jest częścią Planu Podziału Terenu o nazwie "Le Quinte" Dział C1 UMI 5/B. Pozwolenie na budowę (Załącznik 5) zawiera następujące informacje:
Budowa kompleksu hotelowo-mieszkalno-handlowego (C.E. 37/95) oraz Budowa kompleksu o przeznaczeniu Dom Hotelowy Rezydencja Hotelowo-Mieszkalno-Handlowa (C.E. 77/2002). W związku z tym przeznaczenie to jest hotelowe. Gmina Monticello Conte Otto, po konsultacji z technikiem gminnym, zauważyła, że w dokumentach istnieje wniosek o zmianę przeznaczenia na mieszkalne, który jednak wygasł z powodu nieopłacenia opłat. Nadal jednak możliwa jest zmiana przeznaczenia na mieszkalne pod warunkiem przedstawienia ekspertyzy, która wykaże brak przekroczenia norm dotyczących zanieczyszczenia elektromagnetycznego, odnosząc się do przelotowego przewodu elektrycznego w pobliżu nieruchomości. Konieczna jest zatem ekspertyza techniczna potwierdzająca przestrzeganie norm prawnych oraz zezwolenie od Terna SpA, a także oczywiście opłacenie opłat urbanistycznych, kosztów budowy i opłat administracyjnych.
