Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
Value Added Tax at a rate 22,00% will be calculated on the awarding price and added to it. (where applicable). VAT application may vary according to law depending on the awarding subject
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Se encuentra un servidumbre de paso en el boulevard de acceso a la actividad, desde la vía pública, ya que el inmueble de la hoja 92, partida 305 está a nombre del Consorcio industrial, junto con las partidas 187, 303 y 304 que componen el lote de pertinencia del edificio.
Existen discrepancias catastrales y urbanísticas.
Se ruega tener en cuenta lo siguiente:

el CONSIND Lazio, Agrupación Industrial Latina Scalo con protocolo Consind Lazio 2023 – 0011007 del 15/11/2023, ha comunicado ex art. 7 L. 241/90, el inicio del procedimiento de reconversión del sitio según el art. 63 L. 448/1998 en la deliberación n. 265 del 7.11.2023 acta n.12;

que la Administración del concurso ha interpuesto un recurso jurisdiccional ante el Tribunal Administrativo Regional para el Lazio Sección desconcentrada de Latina, actualmente pendiente con el n. 23/2024, para la anulación y/o la reforma con declaración de nulidad/ineficacia;

Que el inmueble de la hoja 92 partidas 583 y 310 en el catastro de terrenos del Municipio de Latina, y en el catastro de edificios del mismo Municipio hoja 92 partidas 583, subb. 1, 2, 6, 7 además de dos inmuebles b. c. n. c. de los subb. 3 y 5 han sido concedidos en alquiler precario por dos años a partir del 18/04/2024 hasta el 17/04/2026, mediante contrato registrado el 9/5/2024, en el cual entre otras cosas, en el art. 12, mencionado y nuevamente firmado al pie por el arrendatario ex art. 1341 cc se especifica que la administración tiene derecho a desistir también en caso de venta y/o a terceros, y que el arrendatario se ha obligado a entregar los inmuebles libres de personas y cosas, dentro de 90 días desde el ejercicio del derecho por parte de la administración, o desde la venta, sin necesidad de presentar un aviso y sin que se pueda oponer reserva y/o derecho de retención y/o indemnización.
