Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 60 days from the provisional awarding and within property transfer.
Buyer's premium due has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 60 days from the provisional awarding and not afetr the date set for the property trasfer.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Según el certificado de destino urbanístico, el área se encuentra en zona:
• Áreas para usos privados, agrícolas – áreas productivas agrícolas – E4 – cultivos en abandono
• Áreas para usos públicos y de interés público, vialidad, carreteras existentes/nuevas previsiones
• Delimitación de instrumento urbanístico ejecutivo – P.P.E. – P.E.C. – P.E.E.P – P.I.P

• Áreas sujetas a saneamiento con medidas de seguridad permanente
El área es objeto de un convenio urbanístico firmado con el municipio de Domodossola el 09/07/2004 y prorrogado hasta el 02/10/2024, el comprador deberá además hacerse cargo de todas las obligaciones derivadas del convenio, alternativamente podrá firmar un nuevo convenio con el Municipio de Domodossola.
Se informa que los Órganos del Procedimiento, durante las operaciones de venta, se reservan la facultad de aceptar ofertas de importe inferior al precio base indicado arriba, hasta un límite del 25% (previo reconocimiento del Buyer’s Premium correspondiente). Tales ofertas serán evaluadas después del término de esta subasta, a juicio inapelable de los Órganos del Procedimiento y podrán ser utilizadas como base de subasta para un posterior intento de venta.
