Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots must be paid in full in the notarial deed which will take place within 90 days from awarding.
Buyer's premium due has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from awarding.
Buyer's Premium:
A percentage of 4,00% charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Se aclara que la propiedad se encuentra en una zona especial reservada para actividades de horno (Zona D5), con la obligación de un Plan Urbanístico de Actuación. Como se destaca en el certificado de destino urbanístico adjunto a la ficha de subasta, la solicitud de cambio de destino de zona especial (D5) a zona D2 urbanizable ha sido parcialmente aceptada, ya que rige la obligación del Plan Urbanístico de Actuación. Además, el Municipio de Malo, según la documentación adjunta, ha cuantificado en 508.897,50 euros la contribución extraordinaria que deberá ser pagada por el cambio de destino urbanístico del área.
El precio base de la subasta es por lo tanto neto de la mencionada contribución extraordinaria que deberá ser pagada al Municipio de Malo por el adjudicatario de la propiedad.
