Deposit

The present gathering is subject to a mandatory deposit of 10% of price offered.

Participation Rules:

Participation in this sale is regulated by the conditions set out in the attached Sale Notice which the user is required to consult.

Lots Availability
 
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.

Payment deadline
 
Awarded lots have to be paid in full within 90 days from the provisional awarding.

Buyer's premium due has to be paid within 20 days from awarding.

Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from the provisional awarding.


Buyer's Premium
 
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law). 
 
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
 
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above. 
 

VAT on Lot: 
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)


In case of insurgency of  any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website  translated in different languages, it will be applied the Italian language version of such texts

El área se encuentra entre los bienes paisajísticos de acuerdo con el art. 134 letra b, del D.lgs 42/04 ya que está incluida en la lista de acuerdo con el art. 143 letra f) del Dlgs 42/04: "los parques y las reservas nacionales o regionales. Así como los territorios de protección externa de los parques".
El perímetro de la Reserva del Litoral Romano, establecida con D.M. 29.03.1996, incluye en su interior el área, insertándola en zona tipo 2 (menor protección).

La ley 58/63 "Carta de Obstáculos" en los alrededores del aeropuerto ha establecido, mediante cartografía específica, una limitación de las construcciones de obstáculos y/o de las alturas para las nuevas edificaciones. En este caso, el área se encuentra dentro del cono de vuelo en el eje de la pista n.2 con una superficie con pendiente de 1/50, que limita la altura edificable de manera lineal desde un valor mínimo de 12 m hasta un valor máximo determinado con incrementos lineales sobre la continuación del eje de la pista de un metro cada cincuenta metros, comenzando desde el límite suroeste perpendicular a via Idra desde 25 metros hasta llegar a aproximadamente 36 metros en el límite opuesto.

Según la clasificación acústica, adoptada por el C.C del. n° 98 del 25.07.02, el área de intervención se clasifica en clase IV (Áreas de intensa actividad humana).
