The land that encloses the factory, with pending proceedings aimed at ascertaining the existence of industrial right of way, can be purchased by participating in the competitive tenders that will be called for the judicial liquidation declared with sentence n. 7/2023 by the Court of Spoleto.
The property is represented by an industrial building for shop-office use, raised on two floors above ground, located in the Municipality of Foligno, via Romana Vecchia, in addition to the exclusive appurtenant courtyard.
The total area is 2,684 square meters between covered and uncovered area. The property, entirely fenced, is accessed via an electrically controlled sliding gate in galvanized steel. The square, partly intended for parking and partly for goods storage, is totally asphalted.
The building, built in recent times, has a prefabricated reinforced concrete structure, infill in prefabricated panels and a flat roof. It is built on two floors above ground as follows:
- Ground floor: has a total area of approximately 592 square meters and a useful internal height of 3.85 m; it consists of two rooms used as a warehouse and a room used as a vehicle shelter, which can be accessed from the outside through driveways; there is also a room for office use and a bathroom with anteroom; as for the finishes, the floor is of an industrial quartz type, with the exception of the office and bathroom floors which are single-fired; on the infill walls there are a series of windows consisting of plexiglass portholes. The following systems are present: electric on channel, plumbing and sanitary. A sheet metal shed was built adhering to the north-east side to serve as a goods warehouse.
- First floor: it is connected to the ground floor by a spiral staircase in marble and concrete grit with iron railing and an area of approximately 592 square meters and a useful height of 3.20 m. Access from the outside is from the square used as a parking lot via a central flight of steps equipped with two side ramps for the handicapped. On the front side there is a large glass and aluminum display case, centrally interrupted by the main access door that leads into the entrance-reception. At the center of the entrance there is a fountain covered in mosaic, in correspondence with which, on the roof of the building, a transparent plexiglass dome has been positioned. From the entrance-reception you can access the exhibition hall on the right and the office area on the left, divided into 4 offices, meeting room, closet, 2 bathrooms. As for the finishes, the floors are partly in porcelain stoneware and partly in single-fired tiles, the windows are made of plexiglass portholes and the internal doors are in honeycomb wood. The showroom has a plasterboard false ceiling with an exposed steel structure. The offices have been created with equipped walls covered in wood, some of which have glass windows in the upper part.
The following systems are present: concealed electrical, plumbing, underfloor heating, air conditioning. The building is also equipped with a tracking photovoltaic system.
