AT AUCTION Agricultural land in Caltanissetta, Contrata S. Filippo Neri - OFFER COLLECTION

The land for auction is located to the Northwest of the urban agglomeration of the city of Caltanissetta, accessible via Via Pietro Leone towards Marianopoli
The land has an area of 4,030 sqm.
It falls within the zoning category E5 "Agricultural areas of geomorphological protection", and is also part of the local landscape no. 5 "Valle del Salito" with protection level 1 of the Landscape Plan of the Province of Caltanissetta, approved by Regional Decree no. 1858 of 02/07/2015 of the Regional Department of Cultural Heritage and Sicilian Identity, published in the ordinary supplement of G.U.R.S. no. 31 of 31/07/2015
In E5 zones, the following activities are permitted:
- constructions serving agriculture
- new constructions intended for residential use, including seasonal, and related activities, to be built according to a land buildability index not exceeding 0.03 mc/sqm
- new constructions and facilities intended for agritourism activities within agricultural companies
- the establishment of public or public interest facilities as per art. 4 of D.M. 2.04.1968, even by private individuals, intended for educational, recreational, social-health, religious, and cultural centers or for technological facilities with a land density index not exceeding 0.03 mc/sqm
- the transformation of existing paths into roads.
- hydraulic forestry interventions aimed at the hydrogeological protection of the territory.
All the aforementioned interventions can be carried out as provided in art. 41 of the technical implementation regulations of the PRG. Any construction activity within E5 zones is subject to the results of specific geological and geotechnical investigations.

The land is registered in the Land Registry of the Municipality of Caltanissetta on Sheet 80:
Parcel 12 - Area 4,030 sqm - Almond grove - R.D. €20.81 - R.A. €13.53
