Real estate compendium consisting of land located in an urban agricultural area with overlying 6 buildings, hereinafter referred to as A, B, C, D, E, and F, all currently in a state of abandonment, registered in the land registry as collabent, therefore in of deep degradation with several collapsed areas.
The area where the building complex in question stands falls entirely in zone E – Subzone E2, extensive agricultural zone of the V.P.R.G. municipality for the mainland. For the five buildings indicated with the letters A, B, C, D, F, only conservative interventions are allowed.
The urban destination of the compendium in question is identified by the P.R.G. – Variant for the mainland approved with GRV Resolution n.3905 03.12.2004 and subsequent GRV Resolution n. 2141 of 29.07.2008, as a "Homogeneous territorial area of type E, of agricultural production - Sub-area E2.1 in an urbanized area in the agricultural field of reclamation".
The existing buildings on the cadastral map 308 are classified as: "building with type of codified conservative intervention 2 - Conservative Rehabilitation" governed by articles 63-65.
By "conservative restoration" we mean the complex of operations aimed at preserving the main constituent elements of the building organism and in particular all the elements of a morphological, volumetric and architectural nature which are linked without counterfeiting to the compositional and constructive culture of the tradition to which this organism belongs.
In addition to what is permitted by the "Restoration", in the "Conservative Renovation" a rearrangement and a recomposition of the individual types is also permitted, in compliance with the provisions of the previous paragraph 65.2. A maximum increase of the existing Sp not exceeding 15% of the existing one is also permitted, up to a maximum of 25 square meters.
